Surveys, Valuations & EPC's
Wright Manley offers a full range of surveys, valuations and EPCs services, as detailed below.
All valuations carried out by Wright Manley are by qualified Chartered Surveyors who have many years experience in all types of valuations and surveys and have detailed local knowledge.
We hold Professional Indemnity Insurance for carrying out valuations and surveys and our procedures have accreditation under BS EN ISO 9002.
Formal Valuation Reports
We are able to undertake formal valuations of all types of property, residential, commercial, industrial, agricultural and leisure properties for whatever purpose from Compulsory Purchase, Probate, Matrimonial, Capital Gains Tax computations and Expert Witness reports. Wright-Manley are also on the Panel of Valuers for most of the main High Street banks for all types of properties and valuers for most of the mainstream Mortgage Lenders.
Building Surveys
A building survey is suited to older, complex, dilapidated or buildings of unusual design. The report is usually tailored to suit a particular client's requirements. It is a detailed appraisal of the overall condition of the property and considers all matters in greater detail than the Homebuyer Survey. The report can incorporate valuations if required.
Buildings Insurance Valuations
This provides the recommended cost of demolition, site clearance and rebuilding property for insurance purposes.
EPC's - Energy Performance Certificates
Wright Manley are fully accredited for the assessment, production and lodgement of EPCs (energy performance certificates) in the residential and commercial sectors.
Under the European Performance of Buildings Directive (EPBD) the vast majority of property in the UK requires an EPC on sale, letting or modification.
Chartered Surveyors Miles Lewis and Paul Wright are accredited by Elmhurst Energy Systems for the production of EPCs on all existing domestic properties, in the UK.
Miles Lewis is accredited with RICS for the production and lodgement of EPCs on all types of non domestic property in the UK, up to Level 4, which includes existing and new build commercial properties with simple heating systems, together with simple and advanced air conditioning systems.
Miles Lewis is also expecting to gain accreditation for BREEAM assessments on commercial buildings in the near future (further details are available on request).
